What goes into building a slab foundationfor your Hermosa Beach home

A slab foundation is the concrete base your house sits on, poured right on the ground, and everything built after it carries its mistakes. I framed houses for years on other people's slabs before I moved to concrete, so when we do slab foundation building in Hermosa Beach, we build it level and square for the walls that come next.

We take it in order, starting with the soil report and the city's review, then choosing a slab type that suits what the report found. The price mostly follows the ground and the size of the house, and the schedule turns on approvals more than on the pour. Your written estimate gives you the figure for your lot.

If your plans call for a different kind of foundation, that's our foundation installation work, and I'm glad to talk through which one fits. Either way, the ground work and the forms get the most care, because they decide how the concrete looks years from now.

You can count on me to walk your site, answer every question and explain each step, so give us a call at (424) 414-1585.

Slab foundations we build

We fit each slab to what the soil report found and what will sit on it. If you need paving for cars instead of a base for a building, see concrete parking lot building.

  • Post-tensioned slabs

Steel cables run through the forms and get tightened once the concrete hardens, which squeezes the slab together so it handles moving ground better.

  • Slabs reinforced with rebar

Rebar, the steel bars tied in a grid inside the slab, holds the concrete together, and we dig the edges deeper where the walls bear down.

  • Slabs for additions

We set the new slab to the height of your existing floor and connect it to the old foundation the way the plans call for, so the rooms meet without a step.

Why homeowners call Bedrock Hermosa Beach Concretebefore the framers show up

Working with us is a conversation, not a sales pitch. I answer questions without rushing, explain the reason for each step and tell you plainly what the ground under your house needs.

  • The estimate comes from me

I come out to look at every job and write the estimate myself, so the person pricing your foundation knows exactly what's planned for it.

  • I work alongside our crew

Our crew does the forming, pouring and finishing, and I work right alongside them, so the plan we agreed on is the one that gets built.

  • Licensed and insured

The state licensing board defines concrete contracting as forming, pouring, placing and finishing concrete, which is the work your slab needs, and we're licensed and insured to do it.

  • A framer's eye since 2021

I framed houses, then learned concrete under a seasoned finisher before starting this business in 2021, so I pour every slab with the walls in mind.

  • Respect for your street

We keep a clean site and treat your neighbors and the street with respect, because they live beside the work as long as you do.

Your slab foundation estimate, in writingfrom the person who'll pour it

From first call to slabin the order it should go

I keep it simple by taking each step in order and telling you what comes next, starting with a written estimate so you know the plan before any work begins.

  1. Call or send the form

Call (424) 414-1585 or send the form with your address and plans, and I'll set a time to come out and see the property.

  2. We walk the site

I walk the site with you, talk through what you'd like and what the city or county may ask for, then give you a written estimate to read over.

  3. Permit, forms and grade

Once you approve it, we take care of any permit, set the forms and check the subgrade, the packed ground the slab sits on, before any concrete arrives.

  4. Pour day

I'm with the crew on pour day, inside the city's hours of 8 a.m. to 6 p.m. weekdays and 9 a.m. to 5 p.m. Saturdays, never Sundays or national holidays.

  5. Curing and care

Before we leave, I go over curing with you, the stretch while the concrete hardens and gains strength, and answer whatever you'd still like to ask.

Slab foundation questions

How much does a slab foundation cost in Hermosa Beach?

Your price comes from the written estimate I put together after walking your lot, because no two slab foundations are priced alike. The biggest factors are what the soil report finds, which slab type it points to, the size of the footprint and how much digging and trench bracing the site needs.

Do I need a permit for a slab foundation in Hermosa Beach?

Plan on one, because the city's Building and Safety Division checks the plans for every proposed construction project, additions included, before it issues a building permit. The city also inspects new construction in the field, and we handle the application and book those inspections for you.

Does Hermosa Beach require a soil report before building a foundation?

Yes, the city requires a geotechnical report, a study of the ground under your site, before construction starts. That's why it comes first in our plan, and if your lot sits in one of the state's mapped seismic hazard zones, the foundation soils have to be studied and the design has to include added safety steps.

What is the best way to choose a slab foundation for sandy soil?

Start from your soil report, because the right slab type depends on what it says about your ground. A national trade group for post-tensioned concrete ties a uniform-thickness post-tensioned slab, one with no stiffening ribs, to less expansive soils, and calls skipping the rib trenches a substantial saving in labor and equipment in sand, where trenches need shoring, or bracing, to stay open. On ground that swells and shrinks, the same group calls post-tensioned slabs a cost-efficient, high-performance choice.

Do I need a Coastal Development Permit to build in Hermosa Beach?

Possibly, since the city says new development may require a Coastal Development Permit from the California Coastal Commission once the city has approved the proposal in concept. The Coastal Zone runs inland from the beach to Ardmore Avenue, with certain exceptions, so ask the city's Planning Division about your lot and we'll plan the schedule around the answer.

What causes a new slab foundation to crack?

Cracking usually starts with the ground moving under the slab, from soil that swells and shrinks or fill that was raked level instead of dug out and packed. That's why we check the subgrade before the pour, and the post-tensioning trade group says this slab type is also used on stable soils to reduce cracking, so it's worth raising even on firm ground.
